Rules on Security Deposits
- Effective July, 1 2024, the Security Deposit limit is one (1) month’s rent for most tenants.
- Exception: Small Landlords
- Landlord who only own two (2) residential rental properties and collectively there is no more than four (4) dwelling units offered for rent.
- Landlords who meet this exemption may charge up to two (2) months of rent for a Security Deposit
- Exception: Small Landlords
- For tenancies in effect before July 1, 2024
- Landlords may charge up to two (2) months of rent for a Security Deposit for an unfurnished dwelling unit and up to three (3) months for a furnished dwelling unit.
- When can the LL increase my security deposit?
- If you are month-to-month, it is possible that your landlord may increase your security deposit subject to any applicable security deposit limit. Landlord must provide written notice at least 30 days in advance before the increased security is due.
